Jeffrey Ganguly

As counsel in Foley Hoag's Administrative Law Department, Jeff Ganguly focuses his practice on transactional real estate matters involving acquisitions and dispositions, leasing, financing and development, including matters in support the firm's life science, cannabis and renewable energy practice groups.

For over 20 years, Jeff's primary area of practice has been commercial real estate transactions and development. He represents developers, property owners, emerging and established businesses in the acquisition, permitting, financing, construction, leasing, management and disposition of mixed use, office, retail, industrial, multi-family and laboratory and life science properties.  He has also represented lenders and investors in debt and mezzanine financings and equity investments in commercial real estate projects. Jeff advises clients throughout the United States as well as regionally, including downtown Boston, Kendall Square, Watertown, the South Boston Seaport, and the 128 and 495 corridors. His specialties include all asset classes of leasing, including laboratory and life science facilities, office, warehouse and industrial, retail, as well as ground leases in connection with development; acquisitions and dispositions of commercial properties including, mixed use, office, retail, warehouse and industrial, multi-family housing and hotels; development projects including site control, permitting and all aspects of due diligence; and financing, including construction, permanent, and mezzanine loans, as well as equity investments and joint ventures.

  • Negotiation of 40,000 square foot office, lab, and research and development space on behalf of tenant in Watertown, MA.
  • Negotiation of 80,000 square feet of office, research, and research and development space on behalf of landlord in Marlborough, MA.
  • Negotiation of ground lease and development agreement behalf of development for 20 acre parcel of land in Boston, MA.
  • Represent seller in sale/leaseback transaction for 150,000 square foot industrial facility to be used for cannabis cultivation in Holyoke, MA.
  • Represent seller in sale/leaseback transaction for 140,000 square foot industrial facility to be used for cannabis cultivation in Lansing, MI.
  • Negotiation of ground leases for and construction loan financing in connection with the development of a 160 unit, 240,000 square foot multi-family apartment building with sub-surface parking located in Boston’s South End neighborhood.
  • Negotiation of purchase agreement and securitized loan financing arrangement in connection with the acquisition and leasehold improvements to a 32 acre, multi-building site containing 230,000 square foot of existing mixed-use office, warehouse and research and development facilities located in Exeter, New Hampshire.
  • Negotiation of a purchase agreement, joint venture agreement and assumption of a securitized loan facility in connection with the acquisition of a five-building warehouse and industrial complex containing in excess of 1,000,000 square feet of floor area located in southern Texas.
  • Negotiation of a ground lease with the City of Boston and multi-lender loan financing arrangement in connection with an urban renewal development of a silver LEED certified 80,000 square foot federally qualified health care facility in the Roxbury neighborhood of Boston employing new market tax credits.
  • Negotiation of a development agreement and ground lease with the Massachusetts Port Authority, Article 80 approval and construction loan financing in connection with the development of a 372,000 square foot, 20 story mixed-use retail and residential apartment complex in Boston’s South Boston Seaport district.
  • Negotiation of a 75,000 square foot office lease on behalf of tenant in connection with the relocation of the corporate headquarters for a major cloud technology corporation from the 128 corridor to 53 State Street in Boston’s financial district.  Negotiation of additional regional offices in Portland, OR, San Francisco, CA, and Sydney, NSW, Australia.
  • Negotiation of a 50,000 square foot lease on behalf of tenant for the new corporate headquarters and test kitchen facilities for a major mixed media programming and publishing company located in the innovation and design center in Boston’s South Boston Seaport district.
